The letter is brief and businesslike, evidently prompted by an inquiry from Suvorin, who at the time was considering purchasing a country estate.

2 Chekhov relays a secondhand real-estate report he gathered from a landowner in Zaraisk district on the Selivanov estate at Oreshkovo – its acreage, meadowland, timber, and likely asking price per desyatina – and adds his own firsthand description of another property he had personally viewed, the former Shilovsky estate near Zvenigorod, praising its park, ponds, and grounds while noting its distance from telegraph and rail.
