A long-neglected estate and railway station seventeen versts from Misail's home town, formerly the Cheprakov family's, sold to the engineer Dolzhikov; Misail works there as a telegraph clerk and later farms it with his wife Masha, who dreams of running it as a model farm. Sold back to Elena Nikiforovna Cheprakova at a discount after the marriage collapses.
